This property was in very bad state upon handover, the estate has large car parks which had considerable issues from homeless or other groups congregating.

Various security breaches to the commercial office units and various maintenance problems relating to the flats and retail units. Nest was able to put in place a number of security measures including funding for a new car park gate, car park management was arranged with costs recovered from fines. Areas of the office external entrances were modified to restrict unwanted access all of which has stopped the afore mentioned security breaches. With this major issue resolved, Nest was able to work with the tenants resolving maintenance items whilst putting in place a service charge budget and improving rental income or the client. With the increased revenue, stabilised asset and trusts in Nest.

The client was able to further invest in the property obtaining consent to develop available land in the estate into over 300 residential units in two new buildings.
